  • Tip #1: How old is your roof compared to the lifespan the material was designed for? If you are at 80% to 100%+ of its anticipated lifespan, any roofing repairs aren’t going to extend that by much, and you’ll be facing replacement soon anyway. On the other hand, if it is a newer roof with damage to just one area, it is best to get a quote for the repair and the replacement, as well as a partial replacement of the affected area. Sometimes a partial replacement or major repair is nearly as much as new roofing, but you won’t know till you get the quotes.
  • Tip #2: What are your short-term and long-term goals for the home? You may be less inclined to replace a roof on a home you plan to sell before long. If you plan to sell your home as-is and don’t want to hope you get enough extra for the home with a new roof as you would without one, you may want to just do the minimal repairs. However, keep in mind that your pool of potential buyers will be much smaller if you have a roof that obviously needs to be replaced. Few buyers will be interested because of the insurance and financing issues involved.
  • Tip #3: Speaking of insurance, if your roofing is near its end, it is quite likely that your insurance company may require you to replace it. You’d hate to pay for repairs only to have to replace it shortly thereafter.
